How we calculate the indicative premium

Building premium = property value x rate (0.08% for basic, 0.15% for all-risk). Contents premium = contents value x 0.5%. Annual premium = sum of both. Monthly premium = annual / 12. Results are rounded to PLN 0.01. The rates are simplified and indicative.

Example: property worth PLN 500,000

For a property worth PLN 500,000, basic cover and no contents: annual premium approx. PLN 400 (0.08% of value), monthly approx. PLN 33.33. With all-risk cover the premium rises to approx. PLN 750/year. Adding contents worth PLN 20,000 adds approx. PLN 100/year.

How much does home insurance cost in Poland?

The cost of home insurance depends on the property value, cover level and location. As a rough guide, a basic policy for a property worth PLN 500,000 costs around PLN 400/year (0.08%), while an all-risk policy costs around PLN 750/year (0.15%). These are indicative figures — always check the current quote with an insurer.

How is the sum insured for a property determined?

The sum insured should reflect the reinstatement value (the cost of rebuilding) or the market value of the property. Reinstatement value covers the cost of materials and labour needed to restore the building to its pre-loss condition, without depreciation. An insufficient sum insured leads to under-insurance and proportional reduction of any claim payout.

What is under-insurance and what are the consequences?

Under-insurance occurs when the sum insured is lower than the actual value of the property. In the event of a claim, the insurer pays out proportionally — if a home worth PLN 600,000 is insured for PLN 400,000, the payout will be only 2/3 of the loss. To avoid under-insurance, update the sum insured every few years.

Buildings insurance covers the structure of the property: walls, roof, permanently fixed installations. Contents insurance covers furniture, appliances, clothing and other movable items inside the home. Both can be combined in a single policy. The calculator lets you include the value of both components.

Basic cover protects against named perils: fire, explosion, lightning strike, flood, storm, hail and landslide. All-risk cover includes all perils except those explicitly excluded, such as accidental damage and theft by break-in. All-risk is more expensive but provides much broader protection.

Home insurance is not legally required for private individuals. However, banks providing mortgage loans require the mortgaged property to be insured throughout the loan period. Even where not obligatory, insurance is strongly recommended — a single claim can run to hundreds of thousands of zlotys.

The calculator uses simplified rates: 0.08% of property value per year for basic cover, 0.15% for all-risk, and 0.5% for contents. The results are indicative and are intended for initial orientation only — they are not an insurance offer.

Regular updates protect against under-insurance caused by construction cost inflation.
